Alden Short, Inc. does not have any breed restrictions for our houses or our apartments. However, we do ask that you check with the city to ensure your pets are in compliance with city ordinances.
The houses and the apartments are limited to 3 pets max.
Generally, there is a $300.00 nonrefundable pet fee per pet for houses and apartments. At some apartment complexes, it could be $450.00 per pet.
Yes, we require the proof of city registration.
We do not require a deposit to rent an apartment.
Yes, our standard deposit is 1 month’s rent. However, additional deposit maybe required. We do require an additional 1/2 month deposit if there is one eviction, and double deposit if there are 2 evictions. If there is no rental history we will require 3 months deposit.
Once your application is processed and approved, you can place your deposit for the property to remove the property from the market.
For employed individuals we require 2 months of check stubs. If you have recently accepted a new job or transferred, we require a letter of intent for your employer. For self-employed individuals we need the last 6 months bank statements, as well as the last 2 years of tax returns.
We run your credit history as part of the application process, specifically to look for landlord debt and previous evictions. We also ask for rental and employment history to get a better understanding.
All individuals over the age of 18 that will reside at the property more than 7 days a month are required to fill out an application.
Yes, we offer online rental applications, which are located under the description for the properties.
There is a $40.00 nonrefundable application fee per adult applicant.
All houses are for a minimum 12-month lease and a maximum 18 months.
All apartment leases are on a month-to-month, 6-month and 12-month basis.
Alden Short, Inc does not accept Section 8 or housing vouchers. Additionally, Alden Short does not accept Child Support payments as income.
Rent is due on the first, without demand.
Rent is considered late after the 2nd, and late fees start on the 3rd day. There is an initial $70.00 late fee and then $20.00 per day until the balance is settled or late fees reach a total of $330.00 for the month.
The 1st month’s rent must be paid via money order. After establishing good payment history, tenants may pay rent via debit cards, credit cards, or online ACH’s via the tenant portal. We do not accept cash or check payments under any circumstance. Residents also have the option to make cash payments at local establishments including Walmart, 7-11, Kroger and more.
No, we do not accept rent payments over the phone at this time.
Alden Short, Inc. does not allow any smoking inside of the house or apartment units at any time. Tenants are permitted to smoke outside the premises as long as the exterior door is closed.
Alden Short, Inc. does not pay for any utilities for the houses. All housing tenants are expected to pay for electricity, water, gas, TV, cable, Internet, and so forth.
The majority of the apartments are all bills paid, which covers water, gas, and electricity unless otherwise stated.
All house work orders can be submitted online through the tenant portal, or can be submitted over the phone at 866-628-9416.

No, we do not work with outside realtors for commission. We have a team of leasing agents on site.
